PERTH HILLSRoof Restoration

Metal roof restoration in the Perth Hills

Updated October 2026

Metal roofs last a long time up here, but they do not last forever untouched. Summer sun chalks the finish, fasteners corrode and back out, and old galvanised sheeting eventually rusts through at the laps and the screw lines. Restoration brings a sound metal roof back for a fraction of what replacement costs, and the earlier it happens, the more of the roof can be saved.

Metal is a bigger share of the job here than the house numbers suggest, because the Hills are shed country. Workshops, machinery sheds, stables, carports and water tank stands on the large blocks all carry metal roofs, and they get looked at last.

We are a referral service. Tell us what the roof is doing and we connect you with one of the experienced, insured local roofers we work with for a free quote.

What metal roof restoration involves

Done properly, that process gives an older Colorbond or galvanised roof another decade or more of service.

Where metal roofs are up here, and how they fail

Two very different populations. The newer Foothills builds at Midvale, Stratton and Jane Brook have modern Colorbond that mostly needs cleaning and eventually recoating. The rural blocks at Gidgegannup, Chidlow and Karragullen carry sheds and older houses with thin-gauge galvanised sheeting that has outlived its coating, and those are the ones where rust has usually done real work before anybody looks.

The local accelerant is debris rather than salt. Organic litter packed against steel stays wet long after the roof surface has dried, so corrosion starts in the places nobody can see: behind flashings, under solar panel rails, in the valleys and along the bottom lap.

What it costs

Guide pricing only, from Australian cost guides. Repainting a sound metal roof typically runs $28 to $50 per square metre, which puts many single-storey homes in the $3,500 to $7,000 range for clean, preparation and two coats. Rust treatment, screw replacement and sheet replacement add to that, and badly corroded roofs are sometimes better replaced than restored. A roofer will tell you which side of the line yours is on after an inspection. Broader numbers are in our roof restoration cost guide.

Restore or replace

Restoration makes sense when the sheets are structurally sound and the problem is cosmetic or surface-level. Replacement makes sense when rust has eaten through sheets, when laps have failed across large areas, or when the roof is thin-gauge galvanised at the end of its life. An honest assessment matters more here than on any other roof job, because paint over structural rust fails fast and wastes the whole spend. The roofers we work with quote both options when it is genuinely line-ball.

Safety and licensing

Metal roofs are slippery when damp and dangerously hot in summer, and the work involves edges, power leads and chemicals. The roofers we work with carry height-safety equipment and insurance.

WA has no roofing-specific licence class, and that is not the same thing as roof work being unregulated. What matters is how your job is classified, and Building and Energy's own guidance on builder work notes that builder work can include re-roofing.

The regulator is Building and Energy. Builder work is building work that needs a building permit and is valued at $20,000 or more, or $50,000 or more for a Class 10a building, meaning a shed, carport or private garage, and it must be carried out by a registered building contractor or an approved owner-builder. Work that needs no building permit can be carried out by anyone whatever it costs. So there are two questions to ask rather than one. Ask your local government, which is the permit authority, whether your job needs a building permit. Then ask the contractor what registration they hold and check it with Building and Energy before you sign anything. Insurance and an itemised written quote are worth checking too, but they are not a substitute for that. Note the Class 10a figure, because it means a shed roof and a house roof are not treated the same way.

On roof coating we will not give you an answer either way. Whether Building and Energy treats roof coating as painting work under WA's painter registration is not settled, so saying a registration is required and saying one is not would both be invented. Ask the contractor in writing what registration they hold for the coating part of your job and check whatever they give you with Building and Energy.

Frequently asked questions

Can a rusty roof be painted?

Surface rust can be treated, converted and painted over successfully. Rust that has pitted or perforated the sheet cannot, and those sheets need replacing first. The inspection sorts one from the other.

Is Colorbond worth restoring, or only old galvanised roofs?

Both. Faded or chalking Colorbond takes a new membrane coating well and the result lasts. Old galvanised roofs are restorable too when the sheeting is sound, and restoration is far cheaper than a rip-and-replace.

Will a roofer do the shed as well as the house?

Usually yes, and it is worth asking, because the access gear is already on site. Note that a shed, carport or private garage is a Class 10a building in WA with its own $50,000 registration threshold, so a shed job and a house job are not treated the same way under the rules.

How long does a restored metal roof last?

A properly prepared and coated metal roof typically gives 10 to 15 years before it needs attention again, sooner where debris sits against it year round.
