Wungong is rural land on the Armadale side of the scarp and is named on primary sources among the Darling Scarp's western-edge localities. Large holdings, bush and pasture, and properties where the roof is rarely just the house.
That makes it one of the acreage jobs rather than a suburban one, with the access, the travel and the number of structures all part of the quote.
We connect you with roof restoration specialists who work the large rural blocks out here, and who will quote the sheds at the same time as the house.
What a restoration involves
- Clear the valleys, the gutters and the litter trapped behind flashings, on the house and on the sheds
- Replace cracked tiles, or treat and patch rusted steel, depending on what is up there
- Repoint ridge and hip lines with flexible compound on the tile roofs
- Prime and coat, with rust treatment first on anything metal
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
Steel first, tile second
On a rural block the steel roofs usually need attention before the tiled house does. Debris packs behind flashings and sits in the bottom lap of the sheets, holds water against the steel long after the surface has dried, and rust starts in exactly the places nobody looks. Treated while it is still surface rust, it is cheap. Left until the sheet is perforated, it is replacement.
The tiled house follows the normal Hills pattern: valleys cleared, broken tiles replaced, ridge and hip lines repointed with flexible compound if the original rigid mortar has cracked, then sealed and coated. Where the property runs its own on-site effluent disposal system, the downpipe discharge gets planned around the tank and the disposal area.
Frequently asked questions
What is the first thing to get looked at on an acreage block?
The shed and outbuilding roofs. They are older, bigger and ignored for longer, and rust that is cheap to treat now is sheet replacement later.
Does a shed follow different rules in WA?
A shed, carport or private garage is a Class 10a building, and the registration threshold for builder work on one is $50,000 rather than the $20,000 that applies to other building work.
Will travel be charged?
A minimum callout is normal and fair on acreage. Bundling several jobs into one visit is the cheaper way to handle it.
