Bickley is orchard and vineyard country on the scarp edge, named on primary sources as sitting at the western edge of the Darling Scarp and described in the City of Kalamunda's planning strategy as a rural locality with lot sizes of approximately one hectare or larger. Fruit has been grown through here since 1891 and some of it still is.
Roofs out here come in sets. The house, the shed, the packing structure, the carport, and whatever was put up thirty years ago and never touched again.
We connect you with roof restoration specialists who work the orchard localities, and who will ask where your tank and leach drains are before they turn a hose on.
What a restoration involves
- Clear valleys and gutters of bark, leaf and nuts before any water goes on the roof
- Replace cracked and broken tiles and check the valley irons hiding under the debris
- Repoint the ridge and hip lines with flexible pointing compound
- Seal and coat, with the wash-down and the run-off planned before anyone starts
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
Catchment, effluent and run-off, all on one block
Bickley sits in the Middle Helena Catchment Area, named by the City alongside Piesse Brook, Pickering Brook, Carmel and Kalamunda, and the City records that the Water Corporation monitors development within those areas. There is also no sewer available to the rural and semi-rural parts of the district, so the septic tank and leach drains, or a secondary treatment system, are somewhere on your ground.
Put those together and the roof job has two local questions attached to it that a plain suburban job does not: where the wash-down water from a pressure clean will run, and where the downpipes should discharge so they are not loading the disposal area. Both are fair things to ask a contractor to answer in writing.
Frequently asked questions
Is a hectare block quoted differently?
Yes, in practice. Travel, set-up, access across unsealed ground and the number of separate roofs all go into it. A single per-square-metre rate rarely survives contact with a Bickley property.
Can the shed roof be done at the same time?
Usually, and it is sensible when the gear is already on site. In WA a shed, carport or private garage is a Class 10a building with its own $50,000 registration threshold, so the paperwork treats it separately from the house.
What causes most leaks here?
Blocked valleys, by a long way, followed by cracked ridge mortar on the older houses. Falling limbs account for most of the broken tiles.
