Boya sits right at the foot of the scarp and is named on primary sources among the localities at the Darling Scarp's western edge. It is a Foothills suburb in the Shire of Mundaring's own classification, which means smaller lots and more post-war housing than the villages above, but the ground still moves under you as you drive through.
The roofs are mostly the district's familiar 1960s and 1970s concrete tile, with original rigid ridge mortar that has long since cracked.
We connect you with roof restoration specialists who work the Foothills suburbs below the scarp, where most of the stock is 1960s and 1970s project housing.
What a restoration involves
- Pressure clean to strip moss and the chalky remains of the original tile surface
- Replace cracked or broken tiles, sourced to match the existing profile
- Repoint the ridge and hip capping with modern flexible pointing
- Apply primer and two coats of roof membrane in your chosen colour
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
Not every Foothills street is on sewer
This is the detail people get wrong about Boya. The Shire of Mundaring's local planning strategy recommends that the Shire lobby for an extension of reticulated sewerage to unsewered residential areas in Swan View, Greenmount, Helena Valley and Boya, which means Boya had unsewered residential pockets at the time the strategy was endorsed in 2013.
If your block is one of them, there is a septic tank and leach drains or a secondary treatment system out the back, and that changes where a downpipe should discharge and where spoil can sit. The Water Corporation can tell you whether your address can connect, and the Shire holds the records of which system a property has.
Frequently asked questions
How do I find out whether my block is on sewer?
The Water Corporation can confirm whether your address can connect, and the Shire of Mundaring holds the records of installed effluent disposal systems. For older houses the Shire's records can take an archive search.
Does the scarp affect access here?
On some streets yes and on others not at all, which is why the roofer looks at the block rather than the suburb. Where the ground falls away, edge protection takes longer to set up and that belongs on the quote as its own line.
What is usually wrong with a Boya roof?
Cracked ridge mortar first, then a tile surface that eroded decades ago, then whatever the surrounding trees have dropped into the valleys.
