Pickering Brook is the deepest of the Kalamunda orchard localities, named among the Hills Orchard Areas in the City's planning strategy and on primary sources as a Darling Scarp locality. Fruit growing here goes back to 1891 and the area still reads as working rural land rather than a suburb with trees.
The roofs reflect that. Older houses on tile, sheds and packing buildings on steel, and often both on the one title.
We connect you with roof restoration specialists who work the orchard localities, and who will ask where your tank and leach drains are before they turn a hose on.
What a restoration involves
- Clear valleys and gutters of bark, leaf and nuts before any water goes on the roof
- Replace cracked and broken tiles and check the valley irons hiding under the debris
- Repoint the ridge and hip lines with flexible pointing compound
- Seal and coat, with the wash-down and the run-off planned before anyone starts
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
Debris first, and in a catchment
Under this much canopy the maintenance order inverts. Clearing the valleys, the gutters and the litter trapped behind flashings is not tidying up, it is the main defence against water getting in, and it is also where rust begins on the steel roofs. A roof that has not had the debris dealt with will fail at the valley long before it fails at the tile.
Pickering Brook is inside the Middle Helena Catchment Area, which the City names explicitly and where the Water Corporation monitors development, and outside any sewered area, so the on-site effluent system is on your block. Ask the contractor to say in writing how wash water and downpipe discharge will be handled.
Frequently asked questions
How much of a difference does gutter guard make out here?
A real one, and it is honest to say it does not remove the need to check. Fine bark and grit still sit on top of mesh. Have it quoted as a line item so you can weigh it against the clearing it saves.
Will a roofer come this far out?
The ones we pass work to is the test, and that is why the form asks for your suburb before anything else. The job goes to someone who already works this end of the Hills.
Tile or steel on an orchard shed?
Steel, almost always, and the restoration path is different: rust treatment, screw replacement and a metal primer rather than repointing. See metal roof restoration.
