Chidlow is the eastern end of the Mundaring chain, where the hills villages give way to genuinely rural country. The Shire's planning strategy names it among the localities it structures its planning around, and the blocks out here are large enough that the driveway is part of the job.
Most properties carry several roofs. House, machinery shed, carport, stable or workshop, and a tank stand.
We connect you with roof restoration specialists who work the large rural blocks out here, and who will quote the sheds at the same time as the house.
What a restoration involves
- Clear the valleys, the gutters and the litter trapped behind flashings, on the house and on the sheds
- Replace cracked tiles, or treat and patch rusted steel, depending on what is up there
- Repoint ridge and hip lines with flexible compound on the tile roofs
- Prime and coat, with rust treatment first on anything metal
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
Acreage changes the quote before anyone gets on the roof
Travel, a long unsealed driveway and set-up across uneven ground all take time, and a quote that reflects that honestly is better than one priced as if the truck parks at the kerb. The same goes for the number of roofs: a Chidlow job is often a house plus two or three outbuildings, and each of them is its own inspection.
The sheds are usually the problem. Steel that has been up for thirty years with debris packed behind the flashings and at the bottom lap rusts from the places nobody sees. Treated early, surface rust is cheap to deal with. Left long enough, the sheet is gone. There is no reticulated sewerage out here, so the effluent system is on the block and the downpipes get planned around it.
Frequently asked questions
Is it worth having the sheds looked at?
Almost always. Shed roofs out here get ignored for decades and surface rust that is cheap to treat becomes sheet replacement if it is left. In WA a shed, carport or private garage is a Class 10a building with its own $50,000 registration threshold.
Will a roofer travel out this far?
That is what the suburb question on the form is for. The job goes to someone who already works this end of the Hills, so the travel is part of their normal week.
Can tank water be used for the clean?
That is a conversation to have with the contractor, along with where the wash water will run. Both are fair things to settle before the day rather than on it.
