Maida Vale sits on the Swan Coastal Plain below the scarp, which makes it one of the serviced, flatter, more conventional parts of the district. The City of Kalamunda's planning strategy records that the urban areas of Maida Vale, High Wycombe, Forrestfield and Wattle Grove are either sewered or have access to a reticulated sewer system, which is the opposite of the position up in the Hills.
What it shares with the rest of the district is the age of the housing. The 2013 strategy puts the majority of the City's stock in the 1960s, and that is the restoration window.
We connect you with roof restoration specialists who work the Foothills suburbs below the scarp, where most of the stock is 1960s and 1970s project housing.
What a restoration involves
- Pressure clean to strip moss and the chalky remains of the original tile surface
- Replace cracked or broken tiles, sourced to match the existing profile
- Repoint the ridge and hip capping with modern flexible pointing
- Apply primer and two coats of roof membrane in your chosen colour
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
Flat block, straightforward job, old mortar
There is no slope story here and we are not going to invent one. Maida Vale is plain suburbia, access is normally simple, and that generally makes it one of the better value roofs to restore in the district. What is left is the roof itself: concrete tile that lost its factory surface a long time ago, moss on the shaded pitch, and ridge mortar that was rigid cement and has cracked.
The fix is the standard sequence. Clean, replace what is broken, repoint the ridge and hip lines with flexible compound, then prime and coat. Done once, properly, that typically buys ten to fifteen years.
Frequently asked questions
Is a flat block cheaper to quote?
Generally yes, because access and edge protection are simpler than on a scarp-side block. The rest of the job is the same work on the same age of roof.
Do I need repointing or just a coat?
On 1960s stock the pointing is usually the real problem and the coating is the finish. A roofer will tell you after getting on the roof, and a quote that offers paint only on a roof that age is worth questioning.
Does being on sewer change anything for the roof?
It takes one question off the table. Where a property runs its own effluent system, the downpipe discharge has to be planned around the tank and leach drains. On a sewered block that is not a constraint.
