Sawyers Valley sits east of Mundaring on the way out to Chidlow, named among the localities the Shire of Mundaring structures its planning strategy around. Bush blocks, state forest nearby and gazetted drinking water catchment across much of the surrounding country.
Properties out here commonly carry more than one roof, and the sheds usually need attention before the house does.
We connect you with roof restoration specialists who work the large rural blocks out here, and who will quote the sheds at the same time as the house.
What a restoration involves
- Clear the valleys, the gutters and the litter trapped behind flashings, on the house and on the sheds
- Replace cracked tiles, or treat and patch rusted steel, depending on what is up there
- Repoint ridge and hip lines with flexible compound on the tile roofs
- Prime and coat, with rust treatment first on anything metal
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
Catchment country and more than one roof
The Shire sits across gazetted public water supply catchments, and the Water Corporation monitors development within such areas. Nothing about that stops a roof being cleaned or coated, and we are not going to state what the rules are on your block, because that is the Shire's and the Water Corporation's call. What it does mean is that a roofer should be able to say where the wash-down water is going before they start.
Outside the Mundaring town centre there is no reticulated sewerage in the hills part of the Shire, so the septic tank and leach drains or the secondary treatment system are on your property, and the downpipe discharge gets planned around them rather than guessed at.
Frequently asked questions
Will the sheds be quoted with the house?
Usually, and it is worth asking because the access gear is on site. In WA a shed, carport or private garage is a Class 10a building with a $50,000 registration threshold of its own, so the rules treat it separately.
Is a steel shed roof worth restoring?
When the sheets are sound and the rust is surface level, yes, and it is far cheaper than resheeting. Rust that has perforated the sheet needs replacement first. See metal roof restoration.
How often do valleys need clearing out here?
Twice a year under mature canopy, and before the dry season regardless. Debris is the main cause of both leaks and rust up here.
