Glen Forrest is one of the oldest settlements in the Hills, established in the 1880s and 1890s like Darlington, and it has kept the village feel the Shire of Mundaring's planning strategy sets out to protect. Large blocks, mature trees and houses from several different eras sitting next to each other.
The roofs follow that. Some genuinely old, a lot of 1960s and 1970s tile, and all of it under canopy.
We connect you with roof restoration specialists who work the Hills villages and know what a mature jarrah and marri canopy does to a tile roof.
What a restoration involves
- Clear the valleys and gutters of bark, leaf and marri nuts, then pressure clean the whole roof
- Replace cracked and broken tiles, including anything a dropped limb has gone through
- Repoint the ridge and hip lines with flexible pointing compound
- Seal and coat with a membrane that resists regrowth on the shaded pitch
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
Canopy debris is the first problem, not the tiles
Under mature jarrah and marri the valleys and gutters fill continuously, not seasonally. Bark strips, hard nuts and leaf pack in, water stops moving the way the roof was designed for, and it backs up under the tiles in a winter front. Underneath the debris the valley irons rust from the inside while the tiles above them look perfectly fine.
So the honest order of work on a Glen Forrest roof is debris, then mortar, then coating. The original rigid ridge pointing on anything of 1960s vintage has cracked out by now, and only once that is dealt with is a membrane coating worth paying for. See roof cleaning for how the debris and the clean get handled together.
Frequently asked questions
How often should valleys be cleared here?
Twice a year is sensible under mature canopy, and before the dry season regardless. Gutter guard reduces it and should be quoted as a line item.
Why is moss worse on my roof than my neighbour's?
Tree cover and orientation. A pitch that gets almost no winter sun under a jarrah canopy stays damp for weeks, and that is all lichen needs.
Do falling limbs get covered in the quote?
Cracked and broken tiles from limb strike are replaced during the repair stage, and the quote should list them line by line so you can see what was found.
