Roof leak repairs across the Perth Hills

Updated October 2026

Water coming through the ceiling is not a wait-until-next-week problem. Every hour it runs, it soaks insulation, plasterboard and wiring, and the repair bill grows. If you need roof leak repairs anywhere from Forrestfield to Wooroloo, fill in the form now, say the roof is leaking, and we will get it in front of a local roofer.

We are a referral service. The repair itself is done by one of the experienced, insured local roofers we work with, and they quote before any work starts.

What to do right now, while you wait

1. Catch the water. Put a bucket or large container under the drip and lay towels around it. If the ceiling is bulging with trapped water, place the bucket underneath before it lets go.

2. Move your valuables. Shift electronics, furniture and anything that matters out of the drip zone and away from walls that are getting wet.

3. Kill power to affected areas if water is near fittings. Water tracking through light fittings or along cables is an electrical hazard. If in doubt, switch off that circuit at the board.

4. Do not climb on the roof. A wet tile or metal roof is lethally slippery, and the leak will not be where you think it is anyway. On a sloping Hills block, the fall off the low side is longer than it looks from the driveway.

5. Take photos. Ceiling stains, drips and any visible damage, with times. Your insurer may want them, and they help the roofer diagnose the entry point.

Tarping as an interim fix

If the winter wet has set in and the leak is serious, the first visit is often a make-safe rather than a full repair: a properly secured tarp over the damaged section to stop water while the roof dries out enough to fix. That is normal. Permanent repairs like repointing, tile replacement or flashing work need a dry roof, so the sequence is tarp now, repair when the weather breaks. Ask for the make-safe and the repair to be quoted together.

Where Hills roof leaks actually come from

The drip in the hallway is rarely below the hole. Water enters high, runs along timbers and sarking, and drops where it finds an edge. The usual culprits on a roof up here:

Winter fronts drive rain sideways, which is why some roofs only leak when the weather comes from a particular direction.

What emergency leak repairs cost

Guide pricing only. A make-safe or small leak repair is usually priced as a callout plus materials, often a few hundred dollars. The permanent fix depends entirely on the cause, from a handful of tiles to full repointing. You get a price before any work starts, and if the leak points to a tired roof overall, the roof restoration cost guide shows what a proper fix costs.

Safety and licensing

Roof work in wet weather is exactly when height safety matters most, which is why leak jobs go to insured local roofers with the right gear.

WA has no roofing-specific licence class, and that is not the same thing as roof work being unregulated. What matters is how your job is classified, and Building and Energy's own guidance on builder work notes that builder work can include re-roofing.

The regulator is Building and Energy. Builder work is building work that needs a building permit and is valued at $20,000 or more, or $50,000 or more for a Class 10a building, meaning a shed, carport or private garage, and it must be carried out by a registered building contractor or an approved owner-builder. Work that needs no building permit can be carried out by anyone whatever it costs. So there are two questions to ask rather than one. Ask your local government, which is the permit authority, whether your job needs a building permit. Then ask the contractor what registration they hold and check it with Building and Energy before you sign anything. Insurance and an itemised written quote are worth checking too, but they are not a substitute for that. Most single leak repairs sit well under those figures, but a larger repair package that follows one can change the picture.

Frequently asked questions

How quickly can someone get to me?

Say on the form that water is coming in and the job is flagged as urgent when it is passed on. We do not publish a response time, because that depends on the roofer's workload and the weather, and a storm week stretches everyone in the Hills at once.

Should I claim it on insurance?

If a storm caused the damage, possibly. Take photos, keep any invoices, and ask the roofer to note the cause of entry on their paperwork. Gradual wear is usually not covered, but sudden storm damage often is. Check your own policy, as we cannot advise on it.

Can a leak be fixed while it is still raining?

Usually only temporarily. Tarping and emergency patching can happen in a break in the weather, but permanent repairs need a dry roof. Expect a two-visit fix for leaks found mid-storm.

The ceiling has a brown stain but no drip. Is that urgent?

It is a leak that has already happened and will happen again. Less urgent than running water, but get it inspected before the next front rather than after.
