Roof painting in Kalamunda, Mundaring and the Hills

Updated October 2026

A pattern of roof tiles in sharp afternoon light

A faded, chalky roof drags the whole house down. On a tile roof the right membrane coating does more than look good: it seals the porous surface, slows moss and lichen regrowth, and buys the roof years before bigger work is needed.

One thing worth saying before the rest. On a sixty-year-old Hills roof, paint is rarely the first job. Cracked bedding and pointing, blocked valleys and broken tiles all have to be dealt with before a coating goes on, because paint over a failing ridge line is money thrown at the wrong problem. If a quote offers to paint and nothing else, ask why.

We are a referral service, not a roofing company. Tell us what the roof is doing and we pass the job to one of the experienced, insured local roofers we work with. They quote it free and you decide from there.

What roof painting involves

A proper roof paint job is a system, not a single coat. The roofers we work with typically:

On metal roofs the process is similar, with rust treatment and a metal-specific primer before the colour coats go on.

Why Hills roofs need coating sooner than they look like they do

Hot, dry summers chalk a coating from above while the shaded pitch stays damp under canopy for weeks of the winter, and that split personality is harder on a roof than either condition alone. Once the original factory surface of a concrete tile has eroded, the tile soaks up water, grows moss on the shaded side and fades on the sunny side, and the two halves of the roof stop matching. Most of the older stock across the district is well past that point, including the 1960s housing through Kalamunda and the 1970s estates at Forrestfield and Wattle Grove.

What roof painting costs

Guide pricing only, drawn from Australian cost guides rather than a Perth price survey. Roof painting typically runs $25 to $50 per square metre depending on the material and condition, which puts most single-storey homes in the $3,500 to $7,000 range for a full prepare-and-paint job. Steep pitches, two-storey homes, difficult access and roofs that need a lot of repair first sit higher. See our roof restoration cost guide for a full breakdown.

If a quote comes in far below those numbers, ask what is being skipped. Usually it is the cleaning, the repairs or a coat.

Safety, and a straight answer on licensing

Roof painting is working at heights, which is why it belongs with professionals who have the harnesses, edge protection and insurance to do it safely. On a block where the ground falls away under the low side, that matters more again.

WA has no roofing-specific licence class, and that is not the same thing as roof work being unregulated. What matters is how your job is classified, and Building and Energy's own guidance on builder work notes that builder work can include re-roofing.

The regulator is Building and Energy. Builder work is building work that needs a building permit and is valued at $20,000 or more, or $50,000 or more for a Class 10a building, meaning a shed, carport or private garage, and it must be carried out by a registered building contractor or an approved owner-builder. Work that needs no building permit can be carried out by anyone whatever it costs. So there are two questions to ask rather than one. Ask your local government, which is the permit authority, whether your job needs a building permit. Then ask the contractor what registration they hold and check it with Building and Energy before you sign anything. Insurance and an itemised written quote are worth checking too, but they are not a substitute for that.

Whether roof drainage, gutters and downpipes fall inside licensed plumbing work in WA is not settled either, so the same answer applies: ask what licence or registration the job needs and confirm it with Building and Energy and with your local government.

On roof coating we will not give you an answer either way. Whether Building and Energy treats roof coating as painting work under WA's painter registration is not settled, so saying a registration is required and saying one is not would both be invented. Ask the contractor in writing what registration they hold for the coating part of your job and check whatever they give you with Building and Energy. We would rather say that than pick whichever answer sells better.

Frequently asked questions

How long does a painted roof last?

A properly prepared and coated tile roof typically holds its colour and seal for 10 to 15 years. Preparation matters more than the paint brand, and a roof under heavy canopy will show regrowth on the shaded pitch sooner than the sunny side fades.

Can you paint terracotta tiles?

Glazed terracotta generally should not be painted, because coatings struggle to bond to the glaze. Concrete tiles and most metal roofs take a membrane coating well. A roofer will confirm what your tiles are when they inspect.

Do I need to clean the roof before painting?

Yes, and it is built into any proper quote. Paint applied over lichen, moss or chalky old coating fails early. Clearing the debris, pressure cleaning and repairs come first, then sealer, then the colour coats.

Is roof painting worth it, or should I restore the whole roof?

If the tiles and ridge mortar are sound, painting alone can be enough. On most of the 1960s stock up here the pointing is the real problem, so a full restoration costs more but fixes the roof properly. The quote should spell out which one you actually need.
