Kalamunda is the town the whole district is named for, settled from the 1890s and built out hard in the decades after. The City of Kalamunda's own planning strategy, a 2013 document, records that the majority of housing across the district went up in the 1960s, including older State housing around Kalamunda that was not built to a high standard, and that separate houses make up 93.7% of the stock. Almost every one of them has its own roof, and most of those roofs are now around sixty years old.
What that means in practice is ridge mortar. Rigid cement pointing from that era has had sixty cycles of hot dry summers and wet winters, and it cracks out, which is why repointing rather than painting is the first conversation on most Kalamunda roofs.
We connect you with roof restoration specialists who work the Hills villages and know what a mature jarrah and marri canopy does to a tile roof.
What a restoration involves
- Clear the valleys and gutters of bark, leaf and marri nuts, then pressure clean the whole roof
- Replace cracked and broken tiles, including anything a dropped limb has gone through
- Repoint the ridge and hip lines with flexible pointing compound
- Seal and coat with a membrane that resists regrowth on the shaded pitch
On guide pricing only, and from Australian cost guides rather than Perth rates, a full restoration on a typical Hills home usually lands in the thousands. See the cost guide for what moves the number.
The town centre is the exception, not the rule
Kalamunda has reticulated sewer primarily around the town centre, and the 2013 strategy puts the remainder of the suburb, along with Lesmurdie, Walliston and Gooseberry Hill, on on-site effluent disposal systems. If your block is one of those, the tank, the leach drains and the disposal area are yours and they are somewhere out the back, which is worth knowing before a downpipe gets rerouted or a skip goes on the lawn.
The other local point is the catchment. The City records that Kalamunda sits in the Middle Helena Catchment Area along with Bickley, Piesse Brook, Pickering Brook and Carmel, and that the majority of the Darling Range areas in its district are gazetted public water supply catchments, monitored by the Water Corporation. It does not stop a roof being cleaned. It is a fair question to ask a roofer about where the wash water will run.
Frequently asked questions
Why does repointing come up before painting on Kalamunda roofs?
Because of the age of the stock. A coating sprayed over cracked and crumbling ridge mortar looks good for a season and solves nothing. The pointing goes first, then the coating.
My roof is green on one side only. Why?
That is the shaded pitch, and under a mature canopy it stays damp for weeks after a winter front. Lichen needs nothing more than that. Cleaning removes it and a sealed surface is what slows it coming back.
Can the roofers quote the old State housing stock?
Yes. Those houses are the bread and butter of restoration work up here. The inspection will tell you honestly whether the tiles are worth keeping, which on most of that era they are.
